The Napier Street development for Tower Property Fund comprises of 19 high-end residential apartments above two levels of commercial space on a narrow site in De Waterkant, adjacent to the Cape Quarter.

The development is located on the corner of Napier Street and Moreland Terrace and the building provides a transition between the larger scale of the Cape Quarter and the smaller buildings on Jarvis Street.

The new apartment block replaces an existing two storey building, taking advantage of the full development capacity of the site, the proximity to nearby retail & restaurant facilities as well as the spectacular sea, mountain and city views.

The ground floor provides over 320m2 of office space and the first floor comprises of retail space with a wrap-around terrace as well as a 2-bedroom and 1-bedroom apartment. Each upper floor comprises of one 2-bedroom and four 1-bedroom apartments with two 2-bedroom penthouse apartments on the fifth floor.

Three levels of underground parking are planned along the length of Napier Street connecting 32 Napier to the Cape Quarter, providing 141 new parking bays in total.

Tower has adopted an active strategy of 'greening' key properties. This is through improving energy efficiency, which is resulting in significant savings in electricity costs, thus making buildings more competitive and helping to "future-proof" them against future rises in tariffs. Basic cost effective energy and water savings measures that can be implemented at low or no cost are being applied across the portfolio. The two largest properties in the portfolio, Cape Quarter and De Ville Shopping Centre have undergone lighting retrofits, resulting in reduced energy consumption. Cape Quarter was the first building in the portfolio to have Solar installed at the property at an IRR of 17%.

Buildings are being benchmarked against the Green Building Council of South Africa's 'Energy and Water Benchmarking tool' and their improvement in performance is monitored and reported on. These measures increase the competitiveness and values of buildings in Tower's portfolio over time.
